When reporting an issue you will need to understand what type and category of issue you are reporting in order to use the correct type of communication method mentioned in this booklet.

As the occupiers you are responsible for the upkeep of the property, if contactors are called out to the property and the issues has been deemed a result of usage or misconduct, you will be charged for the visit and repair.
If you are a tenant of a property that we offer full management services to the landlord, Right Step Property Management will be managing your tenancy on behalf of the landlord. This means Right Step Property Management are your first port of call for communication.
the landlord of the property are responsible for some of the repairs and maintenance of your home, particularly the structure, services, fittings and shared areas. However, as a tenant, if you are safely able to do so, you are responsible for looking after the day-to-day maintenance and repairs to the property you are occupying.

Electrics unsafe
No lights or power
Burst pipes
Blocked drains or toilets
Dangerous structural problems e.g. ceilings, walls etc.
Front door locks and access problems.
Please be aware that you will be charged for the visit if your issue is not an emergency.
If you smell gas, think you have a gas leak or have any concerns regarding carbon monoxide, immediately open all windows and doors and extinguish any naked flames including cigarettes, then call the national Gas Emergency Services free on 0800 111 999. Once you have done this inform our tenancy management team via email and or phone.
