Moving into the property

When reporting an issue you will need to understand what type and category of issue you are reporting in order to use the correct type of communication method mentioned in this booklet.

Tenancy agreement

Before the tenancy begins, all tenants will be required to sign a tenancy agreement. The Assured shorthold tenancy agreement is a legal document and is a binding contract between you and your landlord in accordance with the housing act 1988. Assured shorthold tenancy agreements apply to Tenancies where the rental income is less than £100,000 per annum and the property is used as the main or principal home. Where these circumstances do not apply a non-housing Act tenancy will be arranged.

The tenancy terms

Properties are let on a fixed term. Usually on an annual basis, but we may also agree a minimum term of six months, in some circumstances. If the tenancy has been conducted satisfactorily, the landlord is likely to renew your tenancy, subject to the agreement, rent review, if applicable or other contractual obligations being fulfilled.

Once the tenancy has started you have ‘security of tenure’ which means you have a right to remain in the property for the period of the agreement term, set out in your tenancy agreement, provided you do not break any of the terms of the tenancy agreement. At the end of the agreed term your landlord can take possession of the property. We are required by law to serve two months’ notice of your landlords’ intention to do this. You are then required to leave the property unless we agree to grant you a new tenancy.

Security Deposit

At the start of the tenancy, you will be required to pay a dilapidation deposit which will be held against any damage that is not considered ‘fair wear and tear’ and other financial loss or compensation to the landlord, if applicable at the end of the tenancy. Please refer to your Assured Shorthold Tenancy Contract for full details, in the Deposit section and the Prescribed information.

Keys

We will provide you with one set of keys for each person named on the tenancy agreement. We will also keep one set of master keys for management, emergencies or gaining access with your permission, or notification, normally at least 24 hours.

Lost keys/fobs and lock changes

We do not offer an out-of-hours key service, if tenants lock themselves out, they should organize a locksmith for re-entry.

- If you lose or damage any keys, you must pay for their replacement.

-Your tenancy agreement does not allow you to change the lock(s) without our prior permission.
